Inviting Senior Project Manager (Civil Construction) to be part of Tata Realty’s Commercial Growth Story in Benguluru

Intellion Park Bengaluru will be TRIL’s first commercial project in Bengaluru and shall be a contemporary Grade A+ campus development. It shall be a Non SEZ office development along with supporting amenities like retail, food court, fine dining etc.

Intellion Park Bengaluru will be a workplace that would deliver Smart, Secure, Sustainable and Social work-environments that cater efficiently to the needs of fast-growing companies and the new-age workforce.

Location:

  • Site is strategically located on Brookfield main road, Whitefield (2.5 km off Outer Ring road), eastern part of Bangalore, a prominent and well-established corridor for office developments
  • The side is adjoining the Seetarampalya metro station with excellent frontage of 500 meters on 30-m wide main road and roads on 3 sides of the property providing for multiple ingress/egress points for smooth traffic management.

Development Scale:

  • Proposed Grade A development shall comprise of:

Office- ~4 mn sq. ft. | High Street Retail: ~0.2 mn sq. ft. | Other amenities like food court :~0.1 mn sq.ft

  • Total Built-up Area- 4.3 mn sq. ft. NLA IT Park project (Intellion Park)~5.8 mn sq. ft. (incl. Parking)
  • Estimated Project Cost- INR 2,476+ crores
  • Proposed Configuration- 3 Basements + Ground + 6 Office Floors
  • Project shall be developed in a phased manner (3 phases) over the next 6 years

We are looking for seasoned Project Management (Consruction & Development) professional to join our team to lead the green field development for Tata Realty.

Accountability, execution excellence, commercial acumen, strategic thinking, takes charge, decision making, people and stakeholder management. Exposure of dealing with International Investors.

Responsibilities

Strategic

  • Ownership of complete business plan relating to project development / overall delivery (concept to handover). Project & Construction Management, Design Management, Program Management, Cost Management & Cost Control, Contract Administration, Supervision, Value Engineering and Corporate relations
  • Developing contracting and project delivery strategies, project briefs, preliminary budgets, timelines, and detail execution plans
  • Prepare project execution plan for time bound delivery, Provide inputs on annual business plan.
  • Initiate and Drive Value Engineering Initiatives in in conjunction with designers and cost consultants.
  • Collaborate with Leasing teams in driving occupier solutions for specific / specialized requirements including Build to Suit Opportunities.
  • Collaborate with Asset Management team in identifying strategies for equipment souring and contracting to ensure life cycle costs and challenges are part of vendor selection / contracting strategies.
  • Collaborate with Design Team to drive innovative solution and digital intervention / technology strategies for implementation in alignment to overall organizational and project goals.
  • Responsible for development and career growth of team members.

Operational

Work execution at Site

  • Responsible for supervision and management of the overall project within the stipulated time and cost parameters meeting highest standards of Quality, Compliances and Safety.
  • Drive and own annual engineering plan for assigned project.
  • Ensure Governance on CPI and SPI. Monitor project through preset MSP schedule and track the same for any deviation and responsible to implement corrective / remedial action.
  • Drive execution and achievement of project delivery goals through project management consultants, designers, contractors and vendors.
  • Responsible to ensure all laid down procedures, SOP’s, Best Practices are implemented and followed, responsibility to ensure smooth internal audits and implementation of corrective / remedial actions are implemented in a timely manner.
  • Responsible for all Statutory Regulatory and ESG compliances. Ensure all compliances are maintained and followed at site.
  • Ensure construction as per agreed design and cost management to maintain profitability
  • Responsible for Detail Design Management and ensuring all drawings/ designs are accurately translated into execution
  • Responsible to ensure through third party QS / PMC’s s maintain and verify measurement sheets for various activities of contractors and certify their invoices.
  • Ensure availability of materials, equipment etc that are to be provided at site for time bound completion.
  • Provide technical guidance on site as required and resolve critical issues in time bound manner
  • Monitor the costs at site actively and ensure they are within budget
  • Ensure that there is a conducive and safe work environment at the site
  • Ensure adequate security is provided at site to minimize pilferage, etc
  • Ensure timely reporting of project progress or critical issues to regional and Corporate office and participate in all project review meetings
  • Ensure all contractor & consultants invoices are processed on time bound manner and payment released
  • Ensure project closure, providing virtual completion certificate to contractor’s and close all contracts at completion of project.
  • Critical issues to be identified and resolved in time bound manner so the project is not delayed.
  • Ensure project completion and handing over of project to Asset Management / Estate / customer in time bound manner and preferably snag free.

Vendors & Contractors

  • Collaborate with CO Contracts and Procurement team to identify contracting strategies and implementation of the same. Responsible to ensure all contractors, vendors identified as per approved contracting strategies are sourced as per schedule and within approved budgets.
  • Responsible for the overall performance and delivery of all contractors and vendors appointed / selected for respective trades.
  • Develop and maintain relationships with the designers, vendors and contractors
  • Escalate contractual issues in time bound manner and seek solution from respective stake holders.

Quality & Safety

  • Ensure that all Quality Assurance & Quality Control activities are being carried out effectively and in a timely manner, so that the quality of material & equipment being used at the site is of required standards
  • Responsible for complete safety at site and ensure the preparation & implementation of safety plans
  • Ensure that safety training is regularly conducted for all staff including contractor staff

Education & Experience Requirement:

  • B.E / B. Tech in Civil Engineering preferably with post graduation / project management qualification

18-20 years of relevant experience in delivering Commercial and Residential projects from concept to handover. Experience in having delivered large scale Greenfield Commercial IT Parks. Should have had experience of leading a project management team in project delivery. A significant part of past experience must be with leading developers and / or International Project Management Consultancies.
